What to text a client after a showing

The message after a showing decides whether you hear back. Send it the same day, reference the specific property, and ask one question rather than three. These are written to be sent as-is, with blanks for the client name and address.

Questions

How soon should you follow up after a showing?
The same day, ideally within a few hours while the property is still fresh. A short message that names the address and asks one specific question gets a reply far more often than a general "what did you think?" sent the next morning.
What do you say to a buyer who saw a house but did not make an offer?
Ask what missed, not whether they liked it. "Was it the layout or the price that did not work?" gives you something to act on and keeps the conversation open for the next listing.
